The Letting Process
Below is a step by step guide to letting your home.
Property Valuation
We offer a free valuation of your property by one of our experienced members of staff. Safety Regulations
When letting a residencial property there are certain rules and regulations that you must comply to as a landlord. As your letting agent we will advise and assist you to ensure you comply with all regulations.
Marketing
Once we have confirmation of your instruction then we will immediately look at marketing your property. We use various marketing techniques to ensure your property gets maximum exposure including Full colour brochures, Website advertising, Newspaper advertising and email and SMS text alerts to potential tenants on our mailing list. Viewings
Where possible we will accompany prospective tenants around the property at a convienient time for both you and the prospective tenant. Following a viewing we will provide you with relevant feedback from the viewing. Viewings are vitally important in letting out your property so from the landlords side of things we would would recommend that prior to a viewing you make the property as presentable as possible as first impressions do count.
Letting Agreed
Once a tenant has been found then we will begin the process of putting together the required documentation as well as applying for relevant references on your behalf. Even though the letting has been agreed nothing is legally binding until the tenancy agreements are signed.
Tenancy Agreeement
Once a letting has been agreed in principle a tenancy agreement will be prepared. This will be forwarded to you the landlord along with any references for your approval.
Inventory
Before a tenancy commences an inventory will be taken recording the contents and condition of the property, a copy of which is given to both parties.
Rent & Deposit
We will then collect the deposit and first months rent from the tenant and once all funds are cleared and all documentation has been approved and signed the tenancy can commence.
