Renewal Fees 

Apply at the same rate as originally charged on the initial let. 

Brinkleys may receive an administration fee from any approved contractor further details available should you require, the amount can rise to up to 20% of the total invoice amount. This does not affect the amount you pay.

 

We understand that being a landlord comes with responsibilities and there is a lot to consider before renting out your property. Here we summarise some of our advice to landlords to help make the process easier and hassle-free:

1) Preparation is key

We recommend marketing your property around 6-8 weeks in advance of when you would like your tenant to move in. This gives us plenty of time to ensure your property is promoted to as wide an audience as possible through our portals and strategic marketing techniques.

You should also work with your dedicated lettings manager to plan a budget and decide how much to ask for the monthly rent. Take care to factor in the cost of your gas safety and Energy Performance certificates as well as inventories, CO2 and smoke alarms as well as check ins and agency commission.

If you have current tenants, don't forget to let them know they will be receiving calls from us requesting permission for viewings.

2) Give a good first impression

It is important to make sure your property looks (and smells!) its best before conducting any viewings. Simple steps like de-cluttering and tidying can go a long way to improve the look and feel of a place. Invest in some fresh flowers or a scented candle to make your property seem more inviting to potential tenants and confine pets to outdoor areas while viewings are taking place.

3) Play by the rules

Renting out your property involves certain rules and regulations that have to be observed. If you are a new landlord, our expert team of lettings administrators will be very happy to advise you on fire and furnishing regulations, gas safety regulations and electrical safety certificates. They can also provide you with all the information and organise all the necessary checks with our fully-vetted contractors to ensure you are fully compliant with the Law.
