We have been supporting landlords by sourcing and retaining excellent tenants for our properties over the last ten years. We take great care to validate the quality of our tenants with the help of Letsure who carry out all referencing on our behalf. 

Our trusted team of experts are accredited by ARLA (Association of Residential Lettings Agents) and NAEA (National Association of Estate Agents) and are trained to take tenant referencing very seriously. This means our landlords can enjoy peace of mind safe in the knowledge that their property is in the best possible hands. Whilst we are confident in assuring the quality of our tenants, we do offer rental guarantee on all lets for added reassurance. It can take a long time to evict a tenant, even if they are not paying you. Rent protection not only covers you for loss of rent but will also provide legal cover to assist in the eviction of the tenant. Please ask your Lettings Manager for more information.

How much is this going to cost me?

Brinkley's initial valuation of your property is free. One of our experienced managers will discuss the price of your property and the best way of achieving this. You only pay commission when we successfully let your property. 

How do I prepare my property for rental?

It is difficult to view your property objectively if you live there and have made it your home. An agent can act as a third party mediator to suggest small improvements that can be made such as deep cleaning, painting and accessorising. Given that you won’t want to spend a lot of money making these changes, de-cluttering is usually a good way to instantly improve the look and feel of a space on a budget.  If you have funds left over you may wish to consider re-decorating or updating old furnishings if you are letting the property on a furnished basis. 

 

Furnished or unfurnished?

You have the option to rent your property on a furnished or unfurnished basis; demand is fairly equal for both. Bear in mind that you will need to provide beds, wardrobes, sofas and dining furniture if you rent your property furnished and that white goods will need to be provided for unfurnished lets. It is also worth noting that any electrical goods you provide must be safety checked and compliant with the appropriate regulations. 

 

Energy Performance Certificates (EPCs)

Current legislation requires you to obtain an EPC to give an indication of how energy efficient your property is. This must be arranged within seven days of us marketing your property. Don’t worry if you don’t already have an EPC as our team can help you source one quickly and efficiently.

 

Conducting a property viewing

Brinkley’s conduct viewings 8am—7pm Monday to Friday, 8am—4pm Saturdays and by appointment on Sundays. Rest assured that we will never disturb you as we always confirm a suitable time in advance. It is advisable for you to vacate the property in advance of a viewing, but not always essential. 

Before a viewing please make sure the property is tidy and free of unpleasant smells or pet odours. Please also ensure keys are available to open windows, fire escapes or a garage if you have one.

Finally, we will always make contact after any viewing to provide you with appropriate feedback. 

 

How long does it take to find a tenant?

At Brinkley’s, it is not uncommon for us to find a tenant for your property in a matter of days or even hours. We employ the use of all the relevant portals as well as strategic marketing methods including our dedicated iPhone app to ensure we find you a quality tenant as quickly as possible.

 

Receiving an offer

As soon as we receive an offer we will always inform you both verbally and in writing. Then there will usually be some element of negotiation on terms and price which will all be handled by our dedicated team of experts. 

 

Accepting an offer

Once you have accepted an offer, our lettings administrators will send you the references and a draft tenancy agreement for your approval. Bear in mind nothing is legally binding until a contract is signed. 

 

Gas Safety Certificate

You are required by law to present our lettings administrators with a recent copy of your gas safety certificate. A safety inspection must be carried out annually to ensure they are in good working order. A copy of the certificate must be left at the property for inspection by the tenant. 

Inventory

At the start of every tenancy, we strongly advise you to conduct an inventory to document the condition of the property before the tenant moves in. Our lettings administrators will be very happy to organise this for you with an independent clerk. 

Rent & Deposit

All tenants are required to pay the first month's rent and deposit up front. Once we have collected funds and all relevant documentation is signed, the tenancy can commence. Current legislation requires all deposits to be registered with an appropriate body within 30 days of the tenancy commencing.
